Question 1

What is roam&root?

Accepted Answer

roam&root is a curated platform for furnished monthly rentals in Cape Town. We make it simple to find and rent move-in-ready homes for stays of one to twelve months by adding structure, trust, and smart digital tools to the process. roam&root is not a property manager or agent. We don't manage homes or negotiate on anyone's behalf, we simply provide the technology that helps hosts and tenants connect and rent with confidence.

Question 2

Why should I choose roam&root as a host?

Accepted Answer

roam&root is built for hosts who want the benefits of renting without the complexity. Monthly stays mean fewer check-ins and check-outs, less wear and tear, and a more predictable rental experience compared to short-term letting. Listing is free, and a transparent platform service fee applies only on confirmed bookings. The platform is designed to be easily self-managed without the need for an expensive property manager or agent. At the same time, mid-term rentals often achieve strong yields with far less operational effort.

Question 3

Who are the tenants?

Accepted Answer

Tenants on roam&root are people looking for flexible, furnished monthly rentals. This includes international and South African professionals, remote workers, relocators, digital nomads, and others who need a temporary home without committing to a long-term lease. They value quality homes, clear expectations, and a transparent, professional rental experience.

Question 4

What types of properties can I list?

Accepted Answer

You can list any furnished, move-in-ready home that is suitable for a comfortable mid-term stay. This includes apartments, houses, or rooms within shared homes, as long as the space is fully equipped and offers privacy, reliability, and a good living standard for stays longer than one month.

Question 5

Can I list my property on other platforms at the same time?

Accepted Answer

Yes. roam&root supports seamless dual listing through bi-directional calendar syncing. Once your calendar is connected, availability updates automatically across platforms, eliminating the risk of double bookings. This allows you to confidently fill gaps of 30 days or longer without manually managing multiple calendars.

Question 6

Can I choose who stays in my property?

Accepted Answer

Absolutely. You are always in full control. You receive each tenant's profile and booking request before accepting. In addition, you can use our guided vetting flow to request additional information or documents before confirming a stay, ensuring you feel confident about who you rent to.

Question 7

How should I define my seasonal pricing?

Accepted Answer

You can easily set different prices for high, mid, and low season. This gives you flexibility to reflect seasonal demand while keeping pricing transparent for tenants. roam&root automatically applies the correct rate based on the selected dates, so your pricing stays consistent without manual adjustments.

Question 8

How do contracts and payments work?

Accepted Answer

A confirmed booking is a legally binding agreement between you and the tenant. The tenant pays the first month's rent securely by card through Paystack. Funds are held by StayCover and transferred to your verified South African bank account 48 hours after move-in. Full terms are in Section 10.7 of our Terms.

Question 9

When and how do I get paid?

Accepted Answer

To receive payouts, you connect a verified Paystack payout account in your host settings (account holder name, bank, and account number, with optional company and tax details). Once a tenant pays the first month's rent, the funds are held by StayCover and automatically transferred to your bank account 48 hours after move-in, provided no issue is open. Payouts land in your South African bank account, usually within 1 to 2 working days after release.

Question 10

Are tax invoices to my tenant generated automatically?

Accepted Answer

Yes. Once you complete your invoicing profile in host settings (legal name, address, VAT or registration number where applicable, and an optional logo), roam&root automatically generates a SARS-compliant PDF tax invoice for every confirmed booking and emails it to the tenant from invoices@roamandroot.co.za. The invoice is issued in your name as the host, in line with PPRA neutrality requirements. If the tenant booked on behalf of a company, the invoice is addressed to that company with the company's VAT or registration number. You can view and download all issued invoices from the Payments tab in your dashboard. A separate invoice for the 11% Platform Service Fee is issued by roam&root to you on the same trigger.

Question 11

What does StayCover mean for me as a host?

Accepted Answer

StayCover is the tenant protection that backs every booking on roam&root. It only triggers in two cases: a host cancels last minute, or the home turns out to be materially different from what was listed (for example, missing core amenities or a fundamentally different layout). If you list accurately and your home matches the photos and description, StayCover never affects you. It simply gives tenants the confidence to book sight-unseen, which is what makes monthly bookings possible.

Question 12

Do you also work with property managers?

Accepted Answer

Yes. roam&root works well for hosts and property managers with multiple listings. The platform is optimized for managing several properties with clear navigation, table-style overviews, and calendar syncing. As an additional benefit, listing is free with transparent fees only on confirmed bookings, keeping your costs predictable.

Question 13

How does roam&root make money?

Accepted Answer

roam&root charges an 11% Platform Service Fee to hosts on confirmed bookings, capped at a maximum of one month's rent. There are no listing fees. This model keeps the platform sustainable while ensuring hosts only pay when they earn. A SARS-compliant tax invoice for the Platform Service Fee is issued by roam&root to you per booking and is available in your Payments tab. Full fee terms are in Section 10 of our Terms.

Question 14

What makes roam&root secure?

Accepted Answer

roam&root is built with trust and security in mind. The first month's rent is paid in advance through Paystack, a PCI-compliant payment provider, and held by StayCover until 48 hours after move-in. All users must verify their email, and optional Stripe identity verification is available for tenants. Hosts always approve who stays in their property, and a clear, guided booking and payment process helps set expectations upfront for both sides.

Question 15

What is the Founding Host Program?

Accepted Answer

The Founding Host Program is a limited early access program for the first 50 hosts who list on roam&root. Founding Hosts receive priority visibility, early access to new features, and long-term benefits as the platform grows. The program is designed to reward early partners who help shape the future of flexible, monthly rentals in Cape Town.
