Question 1

Is roam&root a rental agency or property manager?

Accepted Answer

No. roam&root is a technology marketplace. We provide the platform and demand channel, you contract directly with tenants, set your own pricing, and retain full operational control. We never act as an intermediary in the rental agreement.

Question 2

How does payment work?

Accepted Answer

Payment is handled by roam&root through Paystack. Tenants pay the first month's rent securely by card to confirm the booking, and the funds are held by StayCover. The payout is transferred to your verified South African bank account 48 hours after move-in, with no open issue. One verified Paystack payout account covers your entire portfolio. Subsequent months are arranged directly between you and your tenant. Full payment terms are in Section 10.7 of our Terms.

Question 3

Is this compliant with body corporate rules?

Accepted Answer

Mid-term stays of one to twelve months are generally permitted under most body corporate rules, unlike short-term holiday lets which are frequently restricted. However, we recommend checking your specific body corporate regulations to confirm.

Question 4

Can I manage multiple listings?

Accepted Answer

Yes. The platform is designed for portfolio operators. You get table-style listing overviews, bulk management tools, and a dedicated dashboard to track all properties, bookings, and messages in one place.

Question 5

How does calendar syncing work?

Accepted Answer

roam&root supports bi-directional iCal syncing. Once connected, availability updates automatically across platforms, eliminating the risk of double bookings. This allows you to list on multiple channels simultaneously.

Question 6

How are tax invoices to tenants handled?

Accepted Answer

Each confirmed booking automatically generates a SARS-compliant PDF tax invoice in your (or your managed entity's) name once your invoicing profile is set up in host settings. If the tenant has provided corporate billing details at checkout, the invoice is addressed to that company with the company's VAT or registration number. Invoices are emailed to the tenant from invoices@roamandroot.co.za and stored in your dashboard for download. A separate invoice for the 11% Platform Service Fee is issued by roam&root to you per booking, also available in your Payments tab.

Question 7

Are there any fees for hosts or property managers?

Accepted Answer

Listing on roam&root is free. An 11% Platform Service Fee is charged on the Total Booking Value when a booking is confirmed, capped at a maximum of one month's rent. There are no listing fees, no upfront charges, and no hidden costs. Full details are in Section 10 of the Terms of Service.

Question 8

What kind of tenants will I receive?

Accepted Answer

Tenants on roam&root include international and South African professionals, remote workers, relocators, and digital nomads seeking furnished monthly stays. All users verify their email, and optional identity verification is available to increase trust.

Question 9
